Full Job Description: Objective: Manage all aspects of the assigned home building processes according to Habitat quality standards and local building codes while adhering to budgets, construction schedule and providing the level of service required achieving both homeowner and volunteer satisfaction while maintaining the affiliates standing in the community. Reports to: Director of Construction Supervises: Volunteers and crew leaders on site, including site preparation, assigning specific tasks, providing necessary tools and materials, and supervising clean-up. Trade Contractors/Suppliers and Warranty workers (if applicable). Note: Larger build projects may have individual House Leaders in place to supervise individual house construction. In these cases the House Leaders report to the Site Supervisor/Superintendent. Areas of Responsibility: I. Scheduling A. Schedule according to the affiliate Scheduling System and ensure all construction activity follows the established critical path and cycle time requirements. B. Understand and maintain the current lead times for trade contractors, volunteers, and suppliers providing them with the schedule expectations on a timely basis. C. Properly schedule and oversee the completion of all designated municipal inspections. D. Properly schedule and verify the completion of all designated internal quality inspections. E. Update the construction reporting information according to established time frames. F. The supervisor shall coordinate the delivery of all material, checking against purchase orders and/or delivery tickets. G. The supervisor shall be responsible for having the right amount of material, labor, and subcontractors on the job at all times. H. Ensure all homes are 100% complete on or before the established Pre-Occupancy Orientation date. I. Communicate with volunteers regarding the status of all homes under construction according to the established process, via regular construction committee meetings and job site breaks. II. Contractor Management A. Ensure each trade’s and volunteer’s understanding and strict adherence to established Scopes of Work, schedules, plans specifications and quality standards. B. Review all applicable job-specific information with trade contractors and volunteers prior to the commencement of work. C. Ensure conflicts with trade contractors are handled promptly and fairly. D. The supervisor shall coordinate the work of all subcontractors and volunteers E. Help identify and recruit qualified trade contractors. F. Provide regular written feedback to the Director of Construction on trade contractor and volunteer performance. G. The supervisor shall inspect each phase of work to determine that it is of acceptable quality and that each trade is finished on schedule. H. Participate in a trade contractor / volunteer orientation process and ensure expectations are properly established. I. Solicit feedback from trade contractors and volunteers on methods of improving processes, systems and construction techniques and take action on valid recommendations. J. Provide regular feedback to the Director of Construction regarding recurring warranty problems and homeowner concerns. III. Job Site and Neighborhood Management A. Monitor and maintain the cleanliness and appearance of the neighborhood entrance, streets and common area. B. Properly manage the location and appearance of all job site equipment, restrooms and materials to ensure they do not interfere with occupied homes. C. Ensure homes and production sites under construction are maintained in a clean, well-organized, safe and secure manner. D. Maintain a clean, organized and accessible field office and construction storage area. E. Know and enforce all job site rules, regulations and safety. F. Maintain all established erosion control measures and development features. G. Managing all aspects of site safety by acting as the Site Safety Officer or by empowering and communicating at all times with the Site Safety Officer. (Note: Site Safety Officer must have the appropriate training and certification to hold this position). H. Control and manage all packing and delivery slips and submit to Director of Construction on a weekly basis I. Communicating with the Volunteer Coordinator and Family Support Committee regarding any concerns about volunteers, group scheduling etc. IV. Homeowner/Volunteer A. Schedule and conduct all formal “points of contact” according to the established formats and promptly follow- up on any outstanding questions or issues. B. Ensure expectations are being accurately established at all points of contact according to the affiliates outlines and checklists. C. Be courteous and present a professional appearance when interacting with homeowners and volunteers. D. Properly document homeowner and volunteer concerns and review with the Director of Construction. V. Construction Cost Control A. Participate with director in creating the general construction budget. B. Ensure each home is built in accordance with established budget parameters. C. Continually monitor job sites to identify and correct inefficiencies and waste. D. Authorize payment of material and trade work, only after field verification of quality and 100% completion of work. E. Resolve any questions or problems regarding invoices and/or payments with the Director of Construction. All invoices will have final approval by director. F. Adhere to all established policies and procedures for authorizing and payment of non-contract work. VI. Materials Management A. Ensure material deliveries are accurate regarding quality and quantity and handle any discrepancies on site at the time of delivery. B. Ensure the proper delivery and storage of materials to guard against theft, damage or misuse. C. Assist the Director of Construction with the development of accurate material estimates and provide ongoing written feedback on any necessary changes. D. Promptly and properly communicate material variances to the Director of Construction. E. Properly document all material returns. F. At the end of each work day, ensure all tools are returned to the appropriate storage containers and required repairs are performed as needed. VII. Quality Management A. Review plan accuracy and properly communicate any problems to the Director of Construction. B. Enforce the company quality standards at all times. C. Ensure adherence to all defect-prevention procedures. D. Walk all homes under construction according to the affiliate practices and conduct in-line inspections. Document in homeowner file all in line inspections checklists. E. Conduct all quality control inspections in accordance with affiliate requirements. Document in homeowner file all quality inspections checklists. F. Constantly look for ways to improve quality and make recommendations to the Director of Construction regarding possible changes. G. Conduct pre-occupancy orientations on homes and ensure all items are 100% complete and signed off prior to closing. VIII. Safety Standards A. Ensure all site personnel comply fully with Habitat for Humanity enforced safety standards. Safety is top priority! B. Ensure weekly volunteer safety meetings are conducted and maintain documentation in the appropriate OSHA file. C. Constantly monitor job sites and address apparent safety issues immediately. D. Ensure any job site accidents are handled and documented in accordance with Habitat for Humanity requirements. E. Maintain a certified first aid kit on each construction site. IX. Construction Knowledge and Skills A. Maintain current and appropriate knowledge of all national and local codes. B. Maintain appropriate structural and application knowledge. C. Maintain appropriate estimating skills. D. Maintain thorough knowledge of all scopes of work, contracts, blueprints and insurance requirements. E. Maintain current knowledge of the systems and policies of Habitat for Humanity So. Sarasota Co., Inc. departments. F. Assist in the development and facilitation of the volunteer construction committee. G. Maintain knowledge of energy efficient, green building practices. X. People Management A. Ensure the thorough training of all job site employees and volunteers’ in accordance with all standards and practices. B. Conduct monthly construction committee meetings to provide performance feedback and discuss areas for improvement and goal setting. C. Identify and develop lead potential in volunteer team members. D. Provide leadership and develop teamwork among lead personnel and volunteers. E. Must be supportive of our mission. Be loyal to the affiliate. F. Must have strong conflict resolution skills. XI. General Duties and Responsibilities A. Complete all established paperwork, reports and files in accordance with the affiliate format and timeframes. B. Participate in weekly meetings with the Director of Construction in accordance with the established agenda. C. Present a professional image in accordance with Habitat for Humanity So. Sarasota Co., Inc. appearance standards. D. Maintain a high level of ethics and integrity in all dealings. E. Maintain a personal time management system to facilitate organization and efficiency. F. Assist with all other projects and special tasks as directed by management. G. Has overall responsibility for all homes under construction. H. Other duties as assigned by the Director of Construction.
